If you're planning a bathroom remodeling project, carefully consider ventilation. Without enough ventilation, the moisture generated in the bathroom will cause mold and mildew and can damage the walls and ceiling. A window is useful for ventilation, but you probably also want an exhaust fan. Below are some considerations in selecting and installing a bathroom fan, whether you're doing it yourself or hiring someone.
Choosing the Right Fan - Fans are rated according to how many cubic feet of moisture they can remove per minute (cfm). A 60 square foot bathroom requires a fan of 60 cfm. Make sure you get a unit that's the right size for your room. Another factor in selection is noise. Quieter fans have better motors, larger housings, and larger vents, but they are also more expensive. Some fans also come with additional features such as timers or humidity sensors which turn the unit off automatically.
Vent Outside - Those looking to cut corners sometimes vent a fan to the attic. This is a recipe for damage to the rafters and insulation of your home. When the moist bathroom air hits the colder attic surfaces it will condense. You're just moving the mold issue from the bathroom to the attic, where it can rot the wood. Instead, extend the vent through the roof and install a special bathroom exhaust fan termination cap at the end.
Electricity - If you are replacing an existing fan, you may find that the only broken piece is the fan's motor. You can buy a replacement motor at a hardware store and install it yourself. Be sure to turn off the electricity at the circuit breaker before you start. If your bathroom renovation plans call for installing a fan for the first time, it's a little trickier since you need to find a power supply. The most obvious solution is to add controls to the light switch and power it from there.
